To better reflect the level of smart home tech and green building certification; and to honor the historic street name at the entry to the community....it only seemed right to call it 59 Evergreen!
For over 40 years the Las Casas Contentas community located at 59th Ave and Butler Drive has been only partially developed. Of the 90 townhome lots originally platted in 1973, only 20 were built out. The vacant dirt has become a source of trespassing, dumping and worse. Other builders have come and gone with no way to fix the problem. Until Visiquest proposed amending the antiquated Plat and CC&Rs to combine the vacant lots into one and add an adjacent 1/2 acre. This will provide a fresh canvas for innovative, modern, "Green", residential design and development.
Imagine new landscaping, lighting, fencing, entry median (not gated) and monument sign. Townhomes with a fresh coat of color and perhaps updated look using standing seam metal where outdated red tile currently exists. A new swimming pool, clubhouse, mailboxes, trash enclosures, tot lot and open spaces to enjoy.
60th Ave (on the west boundary of the property), long a dead end dirt field, will be improved with the City's cooperation.
The original Las Casas Contentas CC&Rs were recorded in 1973. Updating these governing documents to today's standards provides more equity among Owners and facilitate the redevelopment of the property. See the link below to to see the recorded Amended and Restated CC&Rs.

A homeowners' Special Meeting was held on July 10, 2018 at 6:00 PM
at Glendale Public Library - Main (large room).

During the meeting Members voted to approved the proposed New Construction Plans and Specifications.
The Glendale City Council approved an Amended Final Plat for Las Casas Contentas on a unanimous vote. Download the recorded plat below.
The dead end dirt road (60th Ave) will be replaced by a paved, landscaped and lighted cul-de-sac entrance to 59 Evergreen.
